Below you will find insurance certificates reflecting the coverage (Master Policy)maintained by RCI and the Individual Regimes (HOA's I-VII). This coverage does not extend to your Unit or property contained therein. YOU SHOULD, if you are an owner, maintain an adequate homeowners policy to cover your property and liability issues that may arise. If you are a renter, you should maintain a renter's policy for the same reasons
While the Regimes do not require you to maintain your own insurance, you would be foolish not to and could suffer monetarily, if you do not.

REGIME CRIME FREE LEASE ADDENDUMS (Must Be Part Of Every Lease)
The Regimes (HOA's) at Scottsdale Shadows have adopted a CRIME FREE LEASE ADDENDUM. This addendumMUST be completed, attached to, and becomes a part of any and all leases or renewals executed after the date of the letter mailed to each owner as reflected in the PDF files below for the respective Regimes. The language of the included Rule and Addendum is clear and self explanatory. Any lease that fails to include such addendum will be deemed to be incomplete and will, at the discretion of the respective Regime be treated as null and void. You are urged to read the PDF file relating to your particular Regime and familiarize yourself with its content.
PLEASE NOTE - THE REGIME WILL NOT PERFORM ANY CRIMINAL BACKGROUND CHECKS. THE LANDLORD MAY DO SO AT LANDLORD'S DISCRETION AND EXPENSE
While some of The Regime Documents May Contain Language Indicating Certain Restrictions On Age, Such Restrictions Are Not Enforced and Have Not Been Since Changes In The Federal Laws Passed Many Years Ago. WE ARE NOT AN AGE RESTRICTED COMMUNITY, Except For Restrictions On The Use Of Amenities Requiring That anyone Using The Amenities Must Be At Least 16 Years Of Age And If Not Must Be Accompanied By An Adult, with Such Age Being 18 For Use Of The Fitness Centers
