INFORMATION FOR BROKERS & AGENTS/FEEDBACK FORM AT BOTTOM OF PAGE
         
Please read the PDF file below to familiarize yourself with what you should communicate to your clients upon selling or renting a Unit in the Shadows. There are 7 Regimes or (HOA's) and the basic rules for rentals, move-in's and out's, fees, and other information is contained in the document. These rules may change from time to time and will be updated on this site.  Regime monthly maintenance fees include Air Conditioning, Heat, Water, Garbage Pickup and Use of the Amenities. They do not include plug-ins or electricity used to operate the blowers in each Unit. Cable is not provided but is available at owner's expense. The Shadows is not an age restricted community, however no one under 16 is allowed to use any of the amenities without being accompanied by an adult, except for the men's and woman's fitness centers in which case you must be 18 unless accompanied by an adult.  If you have any questions please do not hesitate to call the Registration & Records Office (480)-994-2063.  

         PLEASE NOTE THAT OUR MAINTENANCE FEES (regardless of Regime or size of Unit) include:
  • Air Conditioning
  • Heat
  • Water
  • Garbage Pickup
  • Use of all Amenities

ADDITIONAL INSTRUCTIONS & INFORMATION
  • Print and fill out the registration form (attach business card) prior to entering community
  • Give the completed form to the Gatekeeper
  • If form is not handed to gatekeeper you will be directed to the Registration & Records Office
  • If you are placing a lockbox - please bring it in to the Registration & Records Office
  • THE CABINET IN WHICH THE LOCKBOXES ARE LOCATED IS AT THE END OF THE ADMIN. BLDG. WALKWAY
  • There are 7 Regimes and 7 Rungs in the lockbox cabinet
  • Each Rung represents a Regime (Rung 1 = Regime 1 and so on)
  • The lockboxes should be marked as rentals if they are not Units for sale and should be in numerical order
  • If you have any questions please visit the Registration & Records Office
  • After visiting the Registration & Records Office please place lockboxes on proper Rungs in Numerical Order. (This makes it easier for Brokers and Agents to locate the boxes quickly)

CRIME FREE LEASE ADDENDUM
The Regimes (HOA's) at Scottsdale Shadows have adopted a CRIME FREE LEASE ADDENDUM. This addendum MUST be completed, attached to, and becomes a part of any and all leases or renewals  executed after the date of the letter mailed to each owner as reflected in the PDF files LISTED UNDER THE MENU ITEM (Information For Residents-RCI Regime DOCS Insurance) for the respective Regimes. The language of the included Rule and Addendum is clear and self explanatory. Any lease that fails to include such addendum will be deemed to be incomplete and will, at the discretion of the respective Regime be treated as null and void. You are urged to read the PDF file relating to your particular Regime and familiarize yourself with its content.  As a Broker or Agent it is your responsibility to inform any Owner and prospective Tenant that this addendum must be made a part of the lease or renewal. PDF files of the addendums for each Regime may be found under the website menu item "Info For Residents", sub-menu "RCI/Regime Docs/Insurance".

RULES FOR CONDUCTING AN OPEN HOUSE IN SCOTTSDALE SHADOWS
     The Rules listed below, together with the forms required to validate an open house and permit entry, are designed to maintain the integrity and security of our  24/7/365 "Live"  gated Community. Please read the rules carefully since they are strictly enforced by our Gate House. The forms may be enlarged and printed out in advance, for your convenience.

OPEN HOUSE FORMS
   The Open House Scheduling Form should be filled out in advance and submitted to the Gatehouse (72 hours prior notice as per the Rules). The Open House Attendance For is to be left with the Gatehouse at the end of the Open House by the Agent or Broker conducting the Open House. Both the Open House Pass and Open House Automobile Pass will be provided to the visitor by the Gatekeeper upon attempting to enter the Community. The person attending the Open House must leave his/her drivers license with the Gatekeeper, to be returned when that person leaves the property.
